Milestone Project Launch
26 Grenville and 27 Grosvenor was one of the sites selected as part of Phase 1 of the Provincial Affordable Housing Lands Program. Greenwin Corp. and Choice Properties REIT successfully won the bid to purchase and develop these lands.

Meeting with LOFT Community Services
As part of an introductory meeting, we met with LOFT Community Services (who operate the adjacent Simon Apartments at 32 Grenville Street) to discuss possible ways to work together moving forward.

Meeting with LOFT Community Services
LOFT Community Services provided us with a property tour of 32 Grenville Street, and described to us the services offered at Simon Apartments.

LOFT Community Services provided us with a tour of the building at 32 Grenville Street, as a part of the design process for the 27 Grosvenor and 26 Grenville proposal.

Application Submission
We formally filed our development application with the City of Toronto on March 19, 2019. All of the materials submitted as a part of this application can be found on the ‘Documents’ page of this website.

Meeting with Murano Condo Board
Our project team met with the President of the Murano Condo Board (our neighbours to the west at 37 Grosvenor St. & 38 Grenville St.) to discuss various elements of our development application, as well as site-specific considerations.

Provincial Announcement
Ontario’s Ministry of Government and Consumer Services announced the successful completion of the sale of 26 Grenville Street and 27 Grosvenor Street.

We had a second meeting with members of the BCCA to further our conversations on topics discussed in our first meeting together back in January.

Members of our project team met with representatives from the Downtown Yonge Business Improvement Area to introduce the proposal and discuss next steps.

Community Consultation Meeting
The City hosted a community meeting to provide residents with more information about the application as well as an opportunity to ask questions and share feedback. Our project team was also at the meeting to make a presentation and hear community input.

Tour of Outdoor Terraces at Peregrine Co-op
The Garden Committee of Peregrine Co-op led members of our project team on a tour of their building’s three outdoor terraces. Peregrine Co-op (18 Grenville Street) is a neighbour of our site.

Members of our project team met with residents of Peregrine Co-op to share details of the proposal as well as hear their questions and feedback.

We met with members of the Murano Condo Board for a second time to discuss the feedback provided by members of the community at the May 29th Community Consultation Meeting among other site-specific considerations.

Application Resubmission
We submitted a revised proposal to the City responding to comments received from City Staff and other commenting agencies, the broader community, and numerous local stakeholders.

Members of the project team met virtually with LOFT Community Services to discuss project updates, including the revised application submission and upcoming Site Plan Working Group process.

Site Plan Working Group
Councillor Wong-Tam hosted a Site Plan Working Group with City Staff, members of the project team, and a number community stakeholders. This meeting included discussions of the streetscape, public realm, accessibility, safety, lighting, materiality and other site plan matters, as well as a discussion of the Construction Management Plan.

Final Report
City Staff issued a Final Report recommending approval of our rezoning application.

We met virtually with residents and property management of Peregrine Co-op to discuss construction site management and long-term building operations.

The final report recommending approval of our rezoning application was considered and adopted by Toronto and East York Community Council (TEYCC).

The final report recommending approval of our rezoning application was considered and adopted by Toronto City Council.

Application Resubmission
Based on comments received from City Staff, we submitted additional refinements to our rezoning and site plan applications.

Report for Action
City Staff issued a Report for Action recommending revisions to the draft Zoning By-Law Amendments being adopted by City Council.

Toronto City Council
City Council considered the Report for Action, approved the rezoning application, and adopted the Zoning By-laws (By-law 1095-2021 and By-law 1096-2021).
